ABOUT THIS PROJECT
In partnership with Kentucky Utilities (KU) and Global Location Strategies (GLS),
MWM Consulting transformed the Edgewood site in Versailles, Kentucky, from vacant farmland into a future industrial hub. This collaborative effort leveraged strategic investments and infrastructure funding to attract TKC Distilling Company, LLC, driving economic growth for the region.
Edgewood Site
The Edgewood site, part of a
400-acre farm in Versailles, Kentucky, was identified in
2021 as a high-potential location for industrial development through KU’s site identification initiative. With
118 acres already zoned for industrial use and access to rail transportation, the site offered a strong foundation but required critical upgrades to unlock its full potential. Now home to a planned state-of-the-art distillery, Edgewood stands as a testament to how targeted development can turn underutilized land into an economic driver for local communities.
THE CHALLENGE
Despite its industrial zoning and transportation access, the Edgewood site lacked essential water and wastewater infrastructure, limiting its appeal to prospective tenants. The City of Versailles faced the challenge of securing funding to make the site “project-ready,” while KU aimed to maximize the impact of its Opportunity Kentucky grant program to bolster local economies. MWM Consulting was tasked with bridging these gaps to ensure the site could attract a high-value industry.
THE SOLUTION
MWM Consulting delivered a strategic approach to ready the Edgewood site for development:
- Collaborated with KU and GLS, whose rigorous analysis ranked Edgewood among Kentucky’s top 5 industrial sites out of 90+ evaluated, securing $250,000 from KU’s Opportunity Kentucky grant for the City to acquire 118 acres.
- Partnered with Versailles to successfully apply for $650,000 through the Kentucky Product Development Initiative (KPDI), funding the extension of water and wastewater services.
- Positioned the site as a turnkey opportunity with affordable land, robust transportation, and upgraded utilities, aligning with the needs of modern industrial tenants.
THE RESULT
MWM Consulting’s efforts transformed the Edgewood site into a catalyst for economic growth. TKC Distilling Company, LLC acquired the property to build a cutting-edge distillery, promising significant tax revenue and new jobs for Versailles. Programs like Opportunity Kentucky and KPDI help close infrastructure gaps, attract businesses, and drive economic development. The project not only revitalized 118 acres of vacant land but also established a replicable model for public-private collaboration, showcasing how strategic investments can drive long-term prosperity across Kentucky.
